- Data voluntarily provided through the contact form or stay request form, such as first name, surname, email address, telephone number, country/city, requested dates, number of guests, notes and the content of communications.
- Contractual, tax and identification data that may be requested after a stay is confirmed, where necessary for the rental agreement, payment receipt/acknowledgement, public-security requirements, city tax or other legal obligations.
- Cookie preference data necessary to remember the choices expressed through the consent management system.
3. Purposes and legal bases
Personal data are processed for the following purposes:
- To respond to information requests and stay requests and to take pre-contractual steps requested by the data subject (Article 6(1)(b) GDPR).
- To manage the booking, rental agreement, payments and communications relating to the stay (Article 6(1)(b) GDPR).
- To comply with legal, administrative, tax, public-security and city-tax obligations, where applicable (Article 6(1)(c) GDPR).
- To ensure website security, prevent abuse and protect the Data Controller’s rights where necessary (Article 6(1)(f) GDPR, where applicable).
- To load optional third-party services, in particular Google Maps, only after the user has consented to the corresponding cookie/functionality category (Article 6(1)(a) GDPR).
The website does not currently use personal data for marketing, profiling or behavioural advertising purposes.
4. Whether providing data is mandatory
Providing the data indicated as necessary in the contact or stay request forms is required in order to respond to the request or manage a booking. Failure to provide such data may make it impossible to provide the requested service. Consent to optional services, such as embedded Google Maps, is optional and may be refused or withdrawn at any time without affecting the essential functions of the website.
5. Processing methods and security
Data are processed mainly by electronic and telematic means in accordance with the principles of lawfulness, fairness, transparency, data minimisation and storage limitation. Reasonable technical and organisational measures are adopted to protect data against unauthorised access, loss, alteration or improper disclosure.
6. Recipients of personal data
Personal data may be disclosed or made accessible, to the extent necessary, to the following categories of recipients:
- hosting, email, website maintenance and technical-support providers, which may act as data processors;
- providers of services strictly connected with a guest request, such as transfers or luggage storage, where the relevant service has been requested and agreed;
- public authorities and institutional bodies where required by law;
- Google, solely in connection with the use of Google Maps and only after consent has been given to the Functional cookie/functionality category.
Joomla and VikBooking are used as software tools to manage the website, requests and availability.
7. Google Maps and external services
The website integrates Google Maps Platform to display the location of the property. The interactive map is loaded only after the user has consented to the “Functional” cookie/functionality category. Before consent is given, the website does not make requests to the Maps JavaScript API.
When Google Maps is activated, Google may receive technical data such as the device IP address, browser/device information and data relating to use of the map. Google’s processing is governed by its own terms and privacy policy.

The website may also contain external links to services such as Google Maps or WhatsApp. Those services are not loaded merely because a link is present; processing by the external provider begins when the user chooses to open the relevant link or service.
8. Transfers outside the European Economic Area
The use of certain technology providers may involve the processing of data in countries outside the European Economic Area. Where this occurs, processing and any transfers are carried out in accordance with the mechanisms provided for by Chapter V of the GDPR and the applicable terms of the provider.
9. Retention periods
Data relating to simple contact or stay requests that do not result in a booking are retained for the time necessary to handle the request and, unless specific needs or disputes arise, for no longer than 12 months after the correspondence has ended.
If a request results in a booking or contract, the related data and documents are retained for the time required to perform the relationship and thereafter for the periods required by applicable law or necessary to protect legal rights.
Cookie preferences are currently stored by the website for 180 days, unless the user changes the choice, deletes cookies, or a new consent request is required because of significant changes to the processing.
10. Automated decision-making and profiling
The website does not carry out automated decision-making or user profiling.
11. Data subject rights
Where provided for by the GDPR, data subjects may exercise their rights of access, rectification, erasure, restriction of processing, data portability, objection and withdrawal of consent, without affecting the lawfulness of processing carried out before consent was withdrawn. Requests may be sent to the Data Controller using the contact details set out in section 1.
Data subjects also have the right to lodge a complaint with the Italian Data Protection Authority (Garante per la protezione dei dati personali): https://www.garanteprivacy.it/
